We design homes at every scale, from individual houses to large residential developments, with a consistent focus on quality, sustainability, and the experience of the people who will live there.

Our housing work spans social housing for local authorities, private residential developments, apartment buildings, one-off rural houses, and urban infill projects. We work throughout Ireland, with particular experience in Dublin and the south-west. Every housing project we take on is designed with a fabric-first energy strategy, prioritising insulation and airtightness to deliver genuinely low running costs for residents.

We were named Rising Star in Architecture at the 2024 Building and Architect of the Year Awards, with our housing portfolio forming a significant part of that recognition. We are registered members of the RIAI and the Irish Green Building Council.

  • We work with local authorities and approved housing bodies to deliver high-quality social and affordable homes. Our approach treats every unit with the same care and ambition as private residential work, because the people living there deserve the same quality. We have experience with the full range of public housing procurement routes, including Part 8 and the Capital Works Management Framework.

  • We design apartment buildings that prioritise dual aspect, natural light, and a genuine sense of home. Our projects range from compact urban infill schemes to larger multi-unit developments. We use cross-laminated timber (CLT) and modern methods of construction where appropriate, delivering high-quality homes efficiently while reducing waste and construction time.

  • Whether it’s a new rural house on an open site or a compact mews on a city lane, we bring the same design ambition to every scale of residential project. We work closely with individual clients to understand how they want to live, then translate that into a home that is specific to them, their site, and their budget.

  • We have a strong track record in residential renovation, from derelict cottage refurbishments to Victorian house upgrades. Our energy retrofit work uses a fabric-first approach to transform cold, inefficient homes into warm, comfortable, and energy-efficient dwellings. Our Urban Cottage project, a refurbishment of a derelict Dublin cottage, was nominated for Archdaily Building of the Year in 2023.

We start with people, not precedent.

Our housing design starts with people, not precedent. We begin every project by understanding how residents will actually use their homes — how they arrive, where daylight falls at different times of day, how private and shared spaces relate to one another, and how the building connects to its neighbourhood.

We believe strongly in a fabric-first approach to energy performance. Rather than relying on complex mechanical systems, we prioritise the building envelope — high levels of insulation, excellent airtightness, and carefully considered orientation and glazing. This delivers the most reliable long-term energy savings and the lowest running costs for residents, which matters enormously in social and affordable housing.

We are experienced in modern methods of construction, including cross-laminated timber and off-site fabrication. These approaches allow us to deliver higher-quality homes with shorter construction programmes, less waste, and better on-site working conditions. Where MMC is appropriate, we advocate for it.

Every housing project benefits from our collaborative design process. We work closely with clients, communities, and local authorities from the earliest stages to build alignment on objectives, manage expectations around cost and programme, and ensure the finished homes genuinely respond to the needs they were designed for.
