We are an experienced and professional architectural practice based in Dublin and working throughout Ireland. We are registered members of the Royal Institute of the Architects of Ireland (RIAI), the professional governance body for architects.

We deliver each project in a clear, step-by-step process, working closely with our clients to ensure the project runs as smoothly as possible throughout.

The Project Stages

We design every project in 4 clearly defined stages from start to finish. The results are unique with each project, but our process is the same - consistent, predictable, and assured.

Stage 1: Preliminary Design

    • Develop and Define The Project Brief fully with you

    • Prepare an initial Sketch Design including options, to the defined brief with drawings and 3D visuals, making revisions as required

    • Develop the Energy and Sustainability strategy for the project

    • Provide Project Management Services to include project programming/planning, with definition of project roles, responsibilities and communications for the duration of the project

    • Seek Competitive Quotations and provide advice for client to appoint specialists such as an energy consultant or a quantity surveyor if required

    • Advise on your Legal Duties in relation to Health and Safety, Planning and Building Control legislation

    • Advise you on statutory compliance, budget and time-lines

    • A preliminary design with Solutions, Otions, and Ideas

    • Opportunities to Discuss and change the design proposal

    • Guidance on your legal responsibilities

    • A clear route to deliver your project Step-By-Step

    • Ongoing Architectural Advice and a Stage 1 Report summarising and combining all of the work to date

Stage 2: Design Development and Planning

    • Develop the agreed design in line with the budget to establish the Look and Feel of the building 

    • Present Developed Drawings and 3D visuals for your feedback as the project progresses

    • Ensure the design Complies with relevant building regulations and health and safety regulations

    • Coordinate other consultants and ensure the project is Realistic and Deliverable

    • Organise and attend a Pre-Planning meeting if required

    • Prepare and submit a Planning Application to the relevant local authority on your behalf

    • Liaise with relevant local authority and others as required for the duration of the planning application

    • A developed design presentation to define the Space, Light and Material of the building with you

    • A developed proposal suitable for planning permission, backed up by Realistic Costs and Time-lines

    • Opportunities to Discuss the design proposal

    • Ongoing Architectural Advice as required and a Stage 02 Report summarising and combining  all of the above

Stage 3: Technical Design and Tendering

    • Develop a robust set of technical construction drawings and specifications to ensure the project is Buildable, Durable and Beautiful

    • Ensure all technical requirements are documented and Communicated Clearly to the contractor

    • Prepare Tender Information with input from other consultants

    • Compile a Short-list of Contractors and carry out due diligence on their availability and ability to carry out the works

    • Issue information to selected contractors to competitively tender for the project and evaluate their Skills, Competence, and Prices

    • Negotiate With Tenderers to get the right balance of cost and quality

    • Recommend a Selected Contractor to carry out the works

    • A fully coordinated and buildable project design that reduces risk, controls cost, and gives you Peace of Mind

    • Discussions to select Finishes and Final Touches

    • Advice on choosing the Right Contractor

    • Ongoing Architectural Advice as required

    • Recommend an appropriate contract and Administer The Building Contract between the client and contractor

    • Manage The Relationship between the client and contractor

    • Inspect the works as the project progresses on site to ensure it is being built to The Highest Standard

    • Assess the contractors Payment Claims and issue payment certificates

    • Compile a Snag List and ensure satisfactory completion of project

    • Issue Final Certification and architects opinions of compliance with planning and building regulations as required

    • Assurance that the building quality is being inspected and your ambitions are being delivered

    • Regular Updates on the progress of construction, with clear and open communication on cost and time-line

    • Ongoing Architectural Advice as required

Every project is different, and we will advise you on appointing the right team. We promote clear lines of communication and a close working relationship between the team, with a positive and proactive attitude.

Our Fee Structure

Our architectural fees are based on the scope and complexity of each project, and are always agreed with you in advance. We aim to keep our fee structure clear at all times, so there will be no surprises.

This approach gives you control over how much of the project scope you want us to take on. Our fees are charged based on the number of hours required to deliver the project scope, exclusive of VAT.
